Piers 30-32 and Seawall Lot 330
The Port is seeking qualified respondents through a Request for Proposals (RFP) to enter into exclusive negotiations to develop and operate Piers 30-32 and Seawall Lot 330 along the Embarcadero in San Francisco's South Beach Neighborhood. The offering includes approximately 13 acres of developable space on Piers 30-32, and a 2.3 acres of space on the Seawall Lot. The Port intends to award an exclusive negotiation opportunity to the selected respondent, with the ultimate goal of negotiating a long-term ground lease (the "Lease") for Piers 30-32 and Seawall Lot 330. Respondents may choose to propose a project on Piers 30-32 or Seawall Lot 330 as separate sites, or to propose a project on both sites together.
The Port's development objectives include the rehabilitation of a vibrant, financially feasible, mixed-use program. Port seeks a variety of use types to activate this important stretch of the waterfront. The Port's objectives in issuing this RFP are as follows:
- Attract Diverse Uses and People
- Enhance Maritime operations and public access uses on the Piers
- Enhance the Seawall Lot site as a well-designed, "good-neighbor" addition to the South Beach neighborhood
- Engage and Partner with the Community
- Assemble capital and pay market-based rents to Port.
